Here you will find the answers to the frequently asked questions about the energy label in relation to your rental home.

What is the energy label?

The energy rating for homes indicates with classes (A ++++ to G) how energy efficient a house is. Energy label A ++++ (dark green) is very efficient, energy label G (red) is less efficient. The energy label shown has been defined by a certified advisor.

Renting a house with a green energy label has the advantage that the energy costs are lower. The living comfort is also better. The energy bill naturally also depends on your consumption: the less gas and electricity you use, the lower your bill.

The energy label is valid for a maximum of ten years.

What does the energy label look like?

The energy label looks almost the same as the labels for kitchen appliances and cars. The label states the address and energy efficiency of the home expressed in a number and a label class. The classes are labeled with letters and colors: from a green A to a red G.

Why does my rental home need an energy label?

According to European guidelines, the legislation of the Ministry of Housing, Spatial Planning and the Environment has determined that all homes in the Netherlands must have an energy label. This therefore also applies to your rental property.

Energy performance measurement BENG - what is it?

From 1 January 2021, all new buildings, both residential and non-residential, must meet the requirements for 'almost energy-neutral buildings' (in Dutch: BENG). They stem from the Energy Agreement for sustainable growth and from the European EPBD directive.

From January 1 2021, we determine the energy performance for almost energy-neutral buildings based on 3 requirements:

  1. the maximum energy requirement in kWh per m2 use area per year
  2. the maximum primary fossil energy consumption, also in kWh per m2 use area per year
  3. the minimum share of renewable energy in percentages

What does a home inspection for an energy label mean?

A home inspection is required to provide your rental home with an energy label. During such an inspection the following things are examined:

  • floor insulation
  • wall insulation
  • roof insulation
  • the energy-efficiency of installations for heating, hot water and ventilation

We extract the information mentioned above as much as possible from our archives. To keep them up to date, we will inspect the rental propertie in accordance to the applicable guidelines.

You too can receive a request to make an appointment for a home inspection. In this case you will be contacted directly by bureau NIBAG from Oss.

Who does the inspection of my home?

A home inspection is required to provide your rental home with an energy label. Only a certified adviser may do this. Vesteda works together with the Nibag agency for this.

Does your home need to be inspected? Then an employee of the Nibag agency will contact you directly to make an appointment.

The home inspection takes a maximum of one hour. Nibag employees must be able to identify themselves at all times. Is the consultant at your door? Feel free to ask them to show their identification.
