Registering and viewing
How do I register for a Vesteda rental home?
You can easily register for a Vesteda rental home online. Find the property that suits you and follow the steps you see when you click on 'register'.
Important to know before you register: Vesteda has income requirements. You will find these on the page of the property you are looking at. If you do not meet the income requirements, unfortunately you will not qualify for the home. You will then automatically receive a rejection by e-mail.

- Search the website for your ideal home. Use the search bar and search filters. View the specific property information, such as photos, floor plan, specific features, rental price and income requirements.
- Select your preferred home(s) and register for free by clicking the ‘register’ button. You can also choose the save option and continue your search.
- Create your free account on the Rent from Vesteda website and fill in your housing requirements and personal details. In a secure environment, fill in more of your details, change your preferences and request your viewing.
- Fill in your details as completely as possible. We select the most suitable candidate from all the applications we receive for a property. You will automatically be notified whether your application has been approved and whether or not you can view the property.
- Have you viewed the property and would you like to rent it? Indicate this in your account and follow the steps.
Everything filled in? We check your complete file on the basis of our rental conditions and income requirements. If everything is OK, you will receive a final offer with a request to confirm this.
We will then make an appointment for the handover of the home and the key, and you will receive the rental contract and your first invoice.
I am going to view a property. Which documents do I need to submit?
Are you registered with us and have you been informed that you can view a property? If so, we will ask you to provide us with a number of documents. We use these to verify your income and identity. The rental conditions tell you exactly which documents you need to provide.
Read the rental conditions in full. That way, you will be well prepared to view and perhaps even rent a property.
How can I view a property?
If you want to take a look at one of our properties, register for free via our website. We select the most suitable candidate from all the applications we receive for a property. Tip: When registering, fill in your property file as completely as possible.
Would you like to be kept informed about Vesteda’s offering of homes? Register for free and create an account. This will allow us to keep you informed about the latest homes on offer, for instance by e-mail.
Why do I have to verify my identity through iDIN?
iDIN is a service provided by Dutch banks that allows you to confirm your identity securely and easily online. When submitting an option application, Vesteda asks for online identification from you (and your co-tenant, if any). When we use iDIN, we only request the following data from your bank: name, address and date of birth. Read more about iDIN here.
How does Vesteda allocate homes to candidates?
Whether you can view or rent a property depends, among other things, on these four checks:
- Do you meet the income requirements? (Information about these is available under income requirements).
- Can you rent immediately the moment the property is available?
- Have you filled in all your details and attached the right documents?
- Does the composition of your household fit the property?
If there are several prospective tenants who answer yes to these questions, we will look at the date you requested the viewing. Good to know: Vesteda does not have waiting lists.
Please note: If you offer money or otherwise put pressure on our staff to qualify for housing we will no longer process your application.
I have requested a viewing but I haven't heard anything. How come?
We need a maximum of 10 working days to process your viewing request. You will receive a reply from us within these 10 working days.
Are there any waiting lists?
All the properties listed on our website are available, so there are no waiting lists. However, this does not mean that you automatically qualify for the property. We select the most suitable candidate from all the applications we receive for a property. Tip: when registering, please fill in your details as completely as possible. This will help us better assess your application.

What conditions must I meet to rent a home from Vesteda?
Have you found a great home on our website? Then of course you want to qualify for it. But it is important that you meet our rental conditions and income requirements.

If you satisfy all conditions, this ensures us that we have good tenants, and that our tenants have good neighbours.
Can I rent a property together with my spouse?
If you can demonstrate that you run a joint household on a long-term basis with your partner, you are eligible to rent as a couple. Both your names will be mentioned on the rental contract. In this case, you can combine both of your incomes to calculate your maximum rent.
House sharing
You can share an appartment with two bedrooms with another person such as a friend or colleague. We call this ‘house-sharing’.
Can I rent a property with someone else?
Renting with your partner
If you can demonstrate that you run a joint household on a long-term basis with your partner, you are eligible to rent as a couple. Both your names will be mentioned on the rental contract. In this case, you can combine both of your incomes to calculate your maximum rent.
Renting with someone who is not your partner (housing-sharers)
In some projects, you can share a property with another person such as a friend or colleague. We call this ‘house-sharing’. If this is allowed, this will be mentioned on the property page.

I’m a student. Can I rent an accommodation from Vesteda?
We do not rent out homes to students, not even if they are sponsored by their parents. If you are not a student and want to share a home please check out the information.
Can someone else (for example, parents) rent a property for me?
This is not possible. The person who will live in the home and will therefore be the main tenant must register at the relevant address with the local council. In the Netherlands, you are not allowed to have more than one address as your main residence. Unfortunately, this means it also not possible to rent from Vesteda with a guarantee from, for example, your parents. As a tenant, you must meet the income requirements yourself.
I registered for a property provided by Vesteda through another website. Why doesn't the property listings match the listings on the website of vesteda.com and why do I need to pay them??
Jaap.nl, huurstunt.nl, huurwoning.nl, huurzone.nl are just a few examples of the many so-called spider websites. These websites collect a lot of data from other housing providers and showcases this on their own website. This makes it more likely that the information displayed is outdated. We therefore advise you to first look up the property with vesteda.com and fill in the address in our search bar to see if the property is still available.
These types of spider websites often charge a fee. Check the spider website where you registered for the conditions to cancel this. Registering on vesteda.com is totally free!
I want to activate my hurenbij.vesteda.com account but have not received an e-mail.
Are you a home seeker but have not yet received an activation e-mail?
That’s annoying. We would like to give you a number of tips!
- Sometimes an e-mail may arrive later than usual due to a delay at your e-mail provider. So check back later.
- Check the ‘spam’ or ‘unwanted items’ folders of your e-mail account. You may find the activation e-mail there.
- Still nothing? Register again and check the spelling of your e-mail address.
Are you a tenant and do you want to log in? You can do this through our client portal Mijn Vesteda.
Income requirements
Why does each property have income criteria?
The monthly rent has a significant impact on your budget. We want to prevent you from getting into financial problems because you are unable to pay the rent. In addition, Vesteda works for professional property owners such as pension funds and investors. Just like our tenants, they are also clients of Vesteda and expect us to select suitable tenants for our properties in a well-considered manner. This selection is based on:
- Your income in relation to the rent
- Your creditworthiness
- ID fraud
- Improper use of the rental property
We are aware that we ask you to provide a lot of personal information when you register for a rental property. It is good to know that any new neighbours you have are selected in the same manner.

How much do I have to earn to be able to rent a property?
On our website you can find the rental properties which are available. Within every profile, under the header "Can I rent this property?" you can see what your minimum gross income requirement is.
Our requirements are calculated as follows:

An Example. Suppose you want to rent a home with a monthly rent of € 746.
- If you want to rent the home by yourself, your gross monthly income has to be at least € 746 x 4 = € 2,984.
- If you want to rent the home with your partner, your gross monthly income combines needs to be at least € 746 x 4.5 = € 3,357.
How do I calculate my gross monthly income?
The way in which you calculate the gross monthly income depends on your situation:
- I am in salaried employment.
Your monthly salary is your gross salary excluding holiday pay and bonuses. The gross salary must be based on the fixed working hours as set out in your employment contract. Structural variable remuneration over the last 12 months may be added to you gross salary.
If you have a temporary employment contract, we will ask you to send us an employer’s statement, in which your employer states that he or she intends to renew your contract at the end of its term by at least six months.
- I am self-employed.
Divide your average net pre-tax annual profits for the past two years by 24. Enter the result as your gross monthly income.
Self-employed persons will normally have to provide a security deposit equivalent to 2 months’ rent.
- I am retired.
Calculate your gross monthly income by adding 30% to your available monthly income. - I do not have an income or my income is not sufficient, but someone else wants to act as a sponsor for me.
Vesteda does not rent out property to interested parties who are sponsored by third parties.
Can I include my private capital when calculating my maximum rent?
Do you have funds within your checking-and savingsaccount? Then you may add 10% of the assets divided by twelve to your gross monthly income.
Example: your total savings are €12,000 euros.
10% of €12,000 = €1,200 and €1,200 / 12 = €100
You may add €100 to your gross monthly income.
Can I include child maintenance when calculating my maximum rent?
You may not add child maintenance to your gross monthly income. It is therefore not included when calculating the maximum rent.
Can I include spousal maintenance when calculating my maximum rent?
If you receive spousal maintenance, you can add this to your gross monthly income.

What are your rental conditions?
Would you like to rent a home from Vesteda? Then you must at least meet our rental conditions and income requirements.
Vesteda uses terms and conditions of the tenancy agreement. Take a look at our terms and conditions for more information.

Rental contract
Do I have to pay a deposit if I want to rent a property?
Employees with a permanent contract have to pay a deposit of 1 month rent. If you are an independent entrepreneur, tenant with a foreign residence of you live in the Netherlands shorter than 2 years and you have a residence permit, a deposit for 2 months will be required.
In this diagram you can find the size of the deposit in different cases:

Vesteda may decide to deviate from the standard based on your situation and the submitted documents.
What are the contract costs?
Every new tenant pays a one-time fee of €113.74, including VAT, to cover the administrative and contract costs involved in preparing and signing the rental contract. These include costs for a nameplate (only for apartments), viewings, My Vesteda, and digital signing of the rental agreement.
What is the minimum rental period?
You rent a Vesteda property for a minimum of one year. The minimum notice period is one month.
What charges can you expect from Vesteda?
Administration charge
Administrative charges – rental home agreement € 113.74 including VAT
Administrative charge – rental parking agreement € 35.00 including VAT
Change nameplate
Does your building have nameplates by the mailboxes? The costs of the first nameplate once you occupy the property are for the account of Vesteda. Would you like to change your nameplate later? If so, the change of the nameplate will be for your own account. You can request the change of the nameplate through the online dashboard My Vesteda under the repair/disturbances block.
Keys -Tag - Pass
In the event of losing a key, parking tag or parking card, you can request a new one through the online dashboard of My Vesteda. In case of theft of your keys, parking tag or parking card, we ask you to enclose an official statement issued by the local police department as an attachment. A new key, tag or card will be issued upon receipt. Would you like to order an additional key, tag or card? Please indicate as much detail as possible through My Vesteda what you would like to order. We will contact you as soon as possible to make the arrangements.
Vesteda charges the following fee’s for both theft and loss:
Home and storage unit - non-certificated key €35,-
Home and storage unit - certificated key €50,-
Parking - pass/card €90,-
Parking - key €50,-
Parking garage box - transmitter €110,-
Parking hand transmitter, issued by Q-park €160,-
Electronic key, also known as E-Key €80,-
DPI key €45,-
General entrance door / bicycle shed €45,-
General entrance door / front door €45,-
General entrance door / electronic €55,-
Security cylindrical with diverter key €45,-

Only 1 pass/tag is issued per parking space.

Can I rent a property together with my spouse?

Is it possible to share a lease for a property with a brother/sister?
Housing with a brother/sister is allowed as long as the property is suitable for property sharing. You can recognise this by an orange bar with the text 'suitable for home sharing'. More information about home sharing can be found here.
How exactly does the application procedure work for home sharing, can you indicate this online when you request a viewing?
When registering, you can indicate that you will be renting together. Then you are asked what the current living situation is of the co-tenant. Here you can tick 'other'.
