Tip: Give notice to end your tenancy as soon as possible. This will increase the likelihood that we can take your plans into account and find a new tenant for your last day of renting. You can then offer any items in your residence for transfer to the new tenant. This can save you a lot of work during your move!

Good to know

  • The notice period is at least one month.

  • Once registered, your cancellation is final and cannot be amended or withdrawn.

  • If you give notice of termination of the tenancy on the 15th of the month, we will try to schedule a final inspection for precisely one month later. You will then hand in the keys to us on the 15th of the following month. You can give notice of termination of the tenancy up to three months before the final date.

  • Due to our schedule, the final termination date (last rental day) may differ from your preference by a few days.

  • You are required to pay rent up until the final day of renting. This has to be a weekday.

  • During a preliminary or final inspection, we check that the property is delivered by you as agreed. If this is not the case, we may charge you costs.

  • Your security deposit will automatically be refunded to the account number known to us 15 days after your last rental day.

  • At the end of the calendar year of your lease termination, you will receive another statement of service costs.

  • If you give permission for viewing in occupied condition, you can offer the items you want to leave behind to the next tenant.

When terminating my rental contract, can I decide when to return my keys?

Yes, you can schedule your own appointment for a pre- and final inspection based on the availability of our staff. So make sure you schedule the final inspection before the contractual end date. During the pre-inspection, a Vesteda employee will make a tour of your home, making arrangements on how the home should be delivered when you return the keys.
During the final inspection, a Vesteda employee will make another tour of your home based on those previous agreements and then take your keys. Both appointments must take place during the week and during office hours (9:00-17:00).

Can a property inspection take place after business hours?

Inspections can only be planned on weekdays during regular business hours (9.00-17.00 uur).

Is the notice period 1 month or 30 days?

The notice period is at least one month.

I would like to terminate my rental contract in advance for 6 months from now, can I do that?

No, the termination must be given within three months. And a maximum of 1 month in advance. You can terminate your rental contract on any day of the month.

What if, in the case of house sharing, one tenant wants to terminate and the other wants to continue renting?

If one of you wishes to terminate the tenancy agreement, you must submit a request for unilateral termination through your online dashboard in My Vesteda. Both tenants must sign this request.

We will ask the tenant who has decided to remain in the home to provide additional information via administratie@vesteda.com so that Vesteda can determine the request and check if it meets our rental requirements and income conditions. If the tenant is found suitable to pay the rent by him-or herself, we can deregister the other tenant.

If the tenant is unable to pay the rent, we can deregister the other tenant. If the other tenant is unable to pay the rent, both tenants have to terminate the rental agreement.

Why can't I nominate a new tenant when terminating my lease?

Since April 1, 2022, Vesteda is again offering all vacant rental properties through its website. As a result, it is no longer possible for departing tenants themselves to propose a candidate tenant for the vacant property. This policy change has two reasons: to increase the public housing supply and to prevent requests for key money by departing tenants. Only in the high rental segment (bare rent from 1,400 euros per month) is it possible to propose a new tenant yourself. In this rental segment there is much more supply and therefore requests for key money hardly ever occur.

More public supply of rental housing

A primary reason for discontinuing the tenant proposal is that all vacant properties will appear "on the market" again from April 1. This gives everyone an equal chance to rent a home. Meanwhile, in fact, almost 25% of our vacant properties were rented through-via, which meant that these properties were never offered on the website. As a result, a prospective tenant who does not know anyone with an available rental property is much more likely to miss out. Vesteda believes it is fairer in a tight housing market to publicly offer all available homes to everyone.

Acquisition fee is increasingly key money in disguise

A second reason for discontinuing tenant recommendation is that complaints from prospective tenants were becoming more frequent. After analyzing incoming complaints, requested takeover fees were found to be not always commensurate with the price.
