Prevent financial problems before they occur
Increase your fixed amount
You pay a fixed amount each month as an advance on your energy bills. Your annual heating statement compares your estimated consumption with your actual consumption. On that basis, your consumption will be reassessed for the following year, and the fixed amount will be adjusted if necessary. Even with turning the thermostat down a little and using less gas, your energy bill should be higher this year, because of the high energy prices. To avoid having to pay a substantial amount at the end of year, increase your monthly fixed amount or set aside some more money every month.

How much should we increase our monthly fixed amount by next year?
Given the way the market is right now, it is still difficult to predict how much you will have to increase your fixed amount by in 2023. For tenants in an apartment complex with a collective heating system, we recommend that you at least double your fixed amount in 2023. When we have more information, we will let you know in good time how much you should increase this by.
Can I have my monthly payment for the service charge adjusted?
You can indeed adjust your monthly payment that you pay in advance for the service charge. Please email us sskhuurdersvragen@vesteda.com, providing your name and address. Tell us how much you wish to pay as a monthly advance for the service charge, and we will adjust this for you.
I can’t pay my rent anymore. What should I do?
If you anticipate any problems with paying your rent, please tell us as soon as possible. You can reach us through the customer portal My Vesteda or at collections@vesteda.com. We will then talk over the various options available to you.
- If you’re having temporary payment problems, we can work out a payment scheme with you.
- If the payment problems you’re having are more complicated, we can work with you to find a home that is better suited to your financial means.
- If we can’t find a solution and your payment is over 30 days’ late, we will have to inform your municipality, which will then talk to you about debt counselling.
Debt counselling
On 1 January 2021, an amendment to the Municipal Debt Relief Act came into force. This change to the law is intended to prevent an emerging debt or rent arrears from spiralling out of control. More specifically, it means that we have to pass your contact details and the amount of rent arrears on to the municipality if your rent is over 30 days late. They will then talk to you about debt counselling. This will temporarily suspend our debt recovery procedure. Of course, your data will not be transferred straight away. What we will do first is:
- get in touch with you directly about your options for preventing late payment or paying it once it’s late;
- remind you of your options for debt counselling;
- send you at least one written reminder;
- only pass on your contact details and rent arrears to your municipality if you have not responded to the previous steps.
If you object to us informing your municipality, this early-warning scheme will end, and the normal debt-recovery procedure will continue.
