What action we're taking

As a letting company, we are working hard to renovate our older buildings and make them more sustainable, so we can reduce their energy consumption. Insulating our buildings properly makes them more comfortable to live in. How much you can save depends on your energy consumption as well as energy prices.

Why we are taking actions

We want 99% of our buildings to have a green energy label (A, B, or C) by 2025. At the moment, 96% of them have this label. We are prioritizing work on our buildings with a lower label (D, E, F, and G), with measures such as installing HR++ glass, insulating walls and roofs, and erecting solar panels.

In the next year, we will install 12,000 solar panels. More is not currently possible due to available capacity and lead times and delivery times. Eventually, all of Vesteda's suitable single-family homes should be able to generate their own electricity.

Our tenants were overjoyed, especially as they don’t need to pay a penny towards this.
However, tenants must give their permission before solar panels can be installed on the roofs of their rented homes.

You can of course also have solar panels installed on your rented house yourself, where this is possible. To do this, please submit a request through My Vesteda.

Balancing and feed-in charges

What's the deal? Netting means that you can offset the solar power you feed back into the grid against the power you take off the grid. Due to the high efficiency of solar panels, this subsidy will disappear from 2027.

Also profitable without net-metering scheme

Solar panels will also remain profitable without a net-metering scheme. Almost all energy suppliers now charge feed-in tariffs for households with solar panels. Because of the net-metering scheme, the costs for energy suppliers increase, and they now pass this bill on to households that generate their own electricity. For the biggest savings, choose an energy supplier without feed-in fees.

Do free solar panels from Vesteda still make sense now?

That's an understandable question many people ask. Fortunately, your solar panels are still generating money, although less than before.
Say your panels generate 4,000 kWh annually and you consume 30% directly. That means you are using 1,200 kWh "for free. At an electricity price of 30 cents per kWh, this will save you €360 per year. If you can increase your consumption to 40%, the savings increase to €480. That is, of course, less than if you could balance everything without additional costs, which would still be around €1,200.
But solar panels are still absolutely worth it!

Will I still receive compensation for returned power?

Exactly how much depends on your energy supplier and market prices. But it's still additional savings.

How do I get the most return from my solar panels?

Use your self-generated power smartly. Use your washing machine, dishwasher and other large consumers during the day when the sun is shining. The more you use directly, the less you have to feed back at a lower rate.

What is a dynamic energy contract?

With a dynamic contract, you pay and receive rates that vary by the hour. The advantage? You can respond smartly to low prices and there are no additional feed-in charges.

How can I get solar panels at Vesteda?

There are three ways to get solar panels at Vesteda:

  • Your home is on our renovation and maintenance schedule. This means we are looking to install solar panels on your building very soon.
  • We openly offer free solar panels in your area, in partnership with Zonneplan. If your area is covered, we will let you know by letter. We don’t accept requests to include other areas in this. We aim to install solar panels on all our houses within ten years. Each year, we announce which homes are eligible for this.
  • You can have solar panels installed yourself by letting us know through My Vesteda. If we approve this, you can then purchase and install solar panels yourself. Maintenance will then be entirely at your own expense.
When will we get solar panels?

The current balancing scheme, which allows you to offset self-generated electricity against your consumption, remains unchanged. This means that you as a tenant can continue to enjoy the benefits that solar panels offer. However, it is important to realize that the feed-in fee for excess power may be lower than the rate for consumed power. Since this fee can vary per energy supplier, we advise our residents to choose a supplier with a favorable feed-in fee, should you generate more than you consume.

In short, solar panels are not only a smart choice for the environment, but also for your wallet. We encourage the use of as much self-generated power as possible to optimize profitability. Vesteda remains committed to promoting renewable energy solutions for a greener future.

Will my rent increase if solar panels are installed?

No. If you use the free solar panel scheme through Zonneplan, solar panels will be installed free of charge, and no financial contribution will be required, not even through a rent increase.

Vesteda wants to improve the energy performance of its buildings by installing solar panels. This increases the number of points that the building scores on the home valuation system, so it also improves the value of the building. To determine the maximum rent of a home, it is allocated points for aspects such as size, kitchen and bathroom facilities, and energy performance. Installing solar panels boosts the energy performance of your home, improving its quality and, in turn, increasing its number of points. The higher number of points currently only leads to a rent increase for tenants who already pay the maximum rent for their regulated rental property. However, even for those tenants, having free solar panels installed can still be a financial gain, as they can greatly reduce energy consumption. In addition, the number of points is influenced by official value of the property as determined by the municipality and the methodology of the home valuation system. These factors may also affect the number of points of your home.

If solar-panel installation forms part of a wider renovation that involves things like installing double glazing and insulating cavity walls and the roof, then the rent may be slightly increased.

Which neighbourhoods will receive an offer for free solar panels from Vesteda in 2025?

Where possible, we want to provide our single-family homes with solar panels within 5 years. We work together with Zonneplan. We regularly report on our website which new complexes are eligible for this.

Can I apply for Zonneplan solar panels through Vesteda?

No, unfortunately that is not possible. Within 5 years we want to equip all our of our houses with solar panels. Currently we are conducting research into which homes could be eligible for this and when. This depends on the location, the condition of the roof and the maintenance planning.

I want to install solar panels myself, is that possible?

Yes, you can apply to have solar panels installed yourself
through My Vesteda. Go to ‘Contact’ and create a new contact, choose ‘gehuurde’ (rented) and then ‘zelf aangebrachte voorziening’ (self-installation).
We want to install solar panels on all suitable homes over the next ten years. But if you want to have solar panels installed earlier, you can do this by covering the costs and maintenance yourself.

You can only report a malfunction if you have had your solar panels installed by Vesteda. Did you have your solar panels installed yourself? Then you are also responsible for the maintenance and we cannot assist you further.
